Thank you for choosing a 'Rivers Islands' Island for your home in Second Life. We hope you enjoy your time here in an attractive, quiet, and secure sim environment.


STEPS TO OWNING 'RIVERS ISLANDS' LAND:

1. Read the land covenant completely. If you accept terms, click on the land and pay the price shown AND NOTIFY RIVER ELY or Femina Matahari

2. Choose plot of land to buy, if you chose 1L$ reserve plots, buy land for 1L$ then click on River Ely profile and pay full purchase price, marked on Purchase Price Board, to River Ely profile. Then  step 3. OR if land same price as on purchase board goto step 3.

3. Pay the one time land purchase price and arrange for the monthly tier subscription.

4. Once a member of the Rivers Islands Management team has confirmed that full payment has been received and tier subscription has been established, the ‘for sale’ sign on your property will be removed. You will be added to the Rivers Islands Group and have permission to build.
Note: You are NOT free to build or have any items on the property until  you have Paid Tier Fee and paid the Purchase price for the land. Items left on the estate prior to FULL payment confirmation will be returned to your inventory or deleted.

Tier fee subscriptions are set up through paypal by going to http://rivers-islands.com/ and subscribe to land tier for the appropriate lot size. Tier subscription must be set up within 24 hours of purchase of land on  Rivers Islands.

******IMPORTANT NOTES******

*** YOU MUST HAVE A PAYPAL ACCOUNT TO BUY LAND ON RIVERS ISLANDS, Or pay through the tier fee pay box with linden dollars at the rate of 2200 L$ per 512.
1) Rivers Islands operates independently from Linden Labs, this means that you will not be required to maintain a 'Premium Account' to own land here.
2) You will be required to pay a monthly tier fee to Rivers Islands if you purchase land on  any of the Rivers Islands. This fee is paid directly to us, NOT to Linden Labs, Island land ownership does not increase or effect tier fees owed to Linden Labs for mainland land ownership.
3) As island land ownership is a separate system from mainland land ownership, your purchase of land here will not impact your ability to purchase 'first land' should the opportunity arise.
4) Tier fees do not carry over from one resident to another in the case of a land purchase. You will be responsible for your own tier fee from date of purchase.
5) All land will be reposessed by the island management team and objects found on the land will be returned to described owner if Tier Fee's are found to be unpaid by more than 24 hours of the Tier Fee Due date. There will be no financial compensation. (No Refunds)
6) All residents must follow the Rivers Islands covenant, violation of the covenant can and will result in your land returning to the posession of the Management if you cannot or will not comply after fair warning. You will not be compensated for your loss.

When selling land it is essential to ensure your new buyer has made their tier fee arrangements with River Ely. It is equally essential that you EMAIL River Ely, NOT IM, at rivers.rocks@gmail.com and include name of buyer and land size and location. Failure to carry out this simple procedure when selling will result in land being reclaimed without recompense from the new owner. No discussion, no arguments.

General:
- Members of Management will determine all violations of rules. Management will make all final rulings and decide on the consequences.
- Rules may be added to or amended by management at any time. However all rules changes will be provided to land owners through group notices.
- Except as noted all rules apply to all residents and their guests. This includes management who are living or working on-site.

Management:
- Access must NOT be restricted to other residents on the Island, except where there is a resident dispute and permission for ban has been granted. Disputes must be taken to the estate owner and an attempt to resolve the dispute will be made. Based on that meeting indivual permission may be given to a resident to ban specific avatars.
- No island resident may deny, by using any form of ban/deny, access to the Island Management Team Members. We will respect the privacy of our residents during the discharge of the duties attributable to the Island Management team. Should the execution of the duties attributable to the Island Management Team require the management team members to enter parcels purchased from the Island management team, they will do and observe due respect in order to maintain the smooth and safe running of the sim and its associated components. Management reserve the right to enter any parcel for immediate security/safety or enhancement work that is deemed as required by the Sim Owner and or delegated administration team.
- If a manager makes a covenant based request to a resident in regards to land, objects, or persons the resident will have 24 hours to comply. Emergencies or excessive violations may call for this time period to be reduced as needed.
- Management members in the pursuit of their duties are exempt from the weapon and script restrictions in the covenant.

Zoning:
- Rivers Islands are mainly residential sim.
- No businesses will be allowed to operate in the sim without prior management approval subject to owner veto.
- The 'no business' rule applies to clubs, casinos, and other attractive nuisances whether or not they are run for profit.
- Sub-letting or renting properties is a form of business.
- Violation of this rule may result in immediate termination of contract.
- Ban walls and Access only walls are not allowed, as they are both ineffective and unattractive.
- Residents may not overhang prim objects outside of their property lines; this is irrespective to whether the overhang is into community or private property.

Behavior:
- Do not violate the Linden Labs TOS under any circumstances.
- No harassment.
- No sexual harassment.
- No sexual behaviour between age players
- No griefing.
- No combat.
- No persistent shouting.
- No littering of objects on other residents' or public land
- No spamming.
- All sound scripts and music must be restricted to your property only.
- Rivers Islands are rated mature so please keep that in mind, and please keep your sexual activity inside your own buildings.
- No screenshots without permission of land owners or sim management.
- No unauthorised advertising.

Scripts:
****WARNING**** - No weapon use is allowed on any Rivers Islands sim. Doing so may put you at risk of immediate contract termination without refund. Do not claim you did not read the Covenant. Failure to read the covenant is accepted as a rejection of the covenant.  The definition of weapon includes any item/script that can orbit, kill, push, crash, or otherwise obstruct or harasss another SL resident or any object that is shaped or can be interpreted as a weapon. Use of these items will not be tolerated. The ONLY exception to this rule will be for management in the pursuit of their duties and used as a last resort.
- No high lag scripts will be allowed on any Nef Holdings sim. If you are at fault for using such scripts/items they will be returned to you.
- Residents may not use scripts that operate at a radius that extends beyond their property lines. Note: Management may run scripts that extend across large areas of the sim to produce public conveniences or to assure resident security.
- All scripts used in the sim must follow the SL TOS. You will be asked to remove any script that does not. Failure to comply will result in immediate termination of land contract.
- Use of CopyBot or any other script capable of producing copies of others work is expressly forbidden.
- Security scripts only if;
        1) they do not hinder access to other parcels in the sim and
        2) if they give visitors ample warning  and enough time (over 30 sec) to leave the parcel before being ejected.
- To keep lag low, each resident is restricted to 5 guests at any one time without written permission.  Residents are responsible for guests and to ensure guests keep off other properties without express permission of that land owner or resident.

Building and structures:
- All structures must be set back at least 2 meter from your property borders.
- No building may be taller than 20 meters or the shortest boundary of your property (whichever is smaller).
- No highrise structures. Max building height is single storey for 512 metres, 2 story for lager plots, building must be approved by River Ely or Adia Bury or Femina Matahari.
- No flying structures below 300m altitute
- Flashing or rotating signs or structures are forbidden.
- No building or structure may be used to block or restrict the navigable waterways or paths on Rivers Islands.
- No eyesores. This is broadly defined as structures with default (plywood) texture, openly offensive imagery, or structures, which are visually unpleasant enough to cause complaint from the community at large, or deemed by management to be an eyesore.

Land and terraforming:
-  Purchased land on this island may not be joined or sub divided without permission of Estate Managers.
- To maintain a consistent and attractive appearance, no resident terraforming will be allowed.
- Please contact management with terraforming requests; these will be fulfilled on a case-by-case basis.
- Under no circumstances will we consider discontinuous landscapes.
- Under no circumstances will we consider reducing or blocking an existing waterway. roadway, path or ocean area.
- Do not remove or interfere with plants, fences or roadways installed by management staff. If you wish them moved or removed ask a staff member.

Vehicles:
- No operation of aircraft is allowed within the bounds of the sim.
- No operation of motorized vehicles is allowed within the bounds of the sim except for  small watercraft (two meters overall length).
- The waterways around the outside of the island and the inland waterways must be kept clear for the free passage of residents watercraft.  No large ships/boats.  Only small craft acceptable.
- Muscle and wind powered vehicles are both allowed and encouraged.
- Static Houseboats will be deemed acceptable subject to mangements approval

Teleportation:
Is allowed to any part of the sim

Tier fees and billing:
- Your land purchase price constitutes your ownership of that land, you will still be required to pay tier fee on that land to maintain ownership.
- Tier fee subscriptions are set up through paypal by going to http://rivers-islands.com/
- Tier subscription must be set up within 24 hours of purchase of land on Rivers Islands.
- Failure to set up tier payment or to pay tier will result in termination of contract. We will work with you to try and assure that this does not happen.

UPON PURCHASE OF LAND IN THIS SIM YOU MUST CONTACT RIVER ELY.


CONSEQUENCES OF BREAKING THIS COVENANT
This covenant constitutes a contract between you and RIVERS ISLANDS. You agree to it by purchasing land in a private sim owned by RIVER ELY and RIVERS ISLANDS. Breaking the terms of the covenant or the TOS of Second Life constitutes a breach of contract. This may lead to the termination of the contract. Termination of contract due to violation of the covenant becomes effective immediately. There are no refunds in this case. Depending on the nature of the violation in question you may be banned from all properties and estates owned or operated by RIVERS ISLANDS.

On the tone of this covenant:
Yes we know this is rather aggressive in nature but we all have had experience in poorly managed sims and the mainland where everything falls to the lowest common denominator. It is our goal to maintain a sim, which is fair in its operation as well as pleasant in its environment. To this end good rules, consistently applied are a necessity.

Any owner trying to interpret the above rules in a way that can be considered as a breach in the spirit of those rules would be deemed to be attempting to break those rules. Please think of others when living here and their rights as well as your own.

LIABILITY
Land is provided as is and we try our best to provide a pleasant experience that is in line with the expectations of our customers. However we can not guarantee a certain look, theme, frame rate, telehub location, location of the sim on the map or any other specific sim settings except for it being a mature rated generally residential. At some time in the future, current coastal lines may become inland as further islands may be placed adjacent to the existing island. This covenant is liable to change or alteration at any time with no notice of, or liability asusmed. Errors and ommissions excluded. In all cases of dispute, conflict or error, email is to be sent to 'Rivers.Rocks@gmail.com' for the attention of River Ely.




I understand that by breaching or disregarding any aspect of the covenant, I am liable to lose my deposit, land holdings or tier paid. I accept I am liable for my own actions. I have read and understand and agree to the covenant, its terms and conditions and I agree to abide by the 'spirit' of the covenant.
